Ingleburn Bathroom Renovations

An older suburb

Ingleburn grew as a village well before the major Campbelltown expansion. A lot of its housing dates from the post-war decades — fibro and weatherboard cottages from the 1940s and 1950s, then brick and brick veneer homes through the 1960s and 1970s. More recently, older houses on larger blocks have been replaced with duplexes, townhouses and new homes.

It is not unusual to see a 1950s fibro cottage, a 1970s brick home and a new duplex side by side.

Fibro cottages

These homes present the most involved bathroom renovations in the area.

Asbestos. Fibre cement sheeting from this era very commonly contains asbestos — on walls, ceilings, eaves and sometimes as a floor underlay in the bathroom. A test comes first. If asbestos is confirmed, a licensed removalist takes it out under controlled conditions and provides clearance before other trades return.

Timber floors. Most fibro cottages sit on piers with timber floors. Decades of shower and bath leaks commonly damage the floorboards and sometimes the joists. We inspect as soon as the floor is exposed.

Small bathrooms. Often a bath, a basin and possibly the toilet in one small room, or a separate outside toilet converted long ago.

Outdated plumbing. Galvanised pipes with poor flow, and sometimes old drainage that needs attention.

The upside: once the room is back to framing, a timber floor makes it relatively easy to rearrange plumbing and create a far better layout.

1960s and 1970s brick homes

These follow the familiar Macarthur pattern: a bath with shower over, a separate toilet, half-height tiles, no exhaust fan. See small bathroom renovations for the typical approach.

Houses from the 1960s and 1970s may also have asbestos sheeting in wet areas, so the same testing step applies.

Duplexes and newer homes

Newer Ingleburn duplexes and townhouses usually have bathrooms in good condition. Owners here are more likely to want a targeted update — a new vanity, tapware, mirror cabinet and lighting — unless a shower has started leaking. We will say so if a partial refresh makes more sense than a full renovation.

Renovate or redevelop?

Some Ingleburn owners are weighing up whether their older house will be knocked down in future. Our honest view:

• Staying ten years or more: a full renovation is worth it
• Long-term rental: a durable, well-waterproofed bathroom reduces maintenance and attracts tenants
• Likely redevelopment within a few years: a modest refresh — regrout, new vanity and tapware, a new screen — may be the better spend

Rental properties

Ingleburn has a good number of rental homes. For landlords, we can specify a bathroom that stands up to tenants: porcelain tile, epoxy grout, a fixed glass shower panel, a compact laminate vanity top, simple tapware with replaceable cartridges, and an exhaust fan on a timer.

Outdoor and back-door laundries

Many older Ingleburn homes have a laundry off the back verandah or in an external room. These can be brought inside or renovated in place alongside the bathroom. See laundry renovations.
