Mount Annan's homes
Mount Annan sits west of Campbelltown, next to the Australian Botanic Garden, and within the Camden Council area. Most of the suburb was developed from the late 1980s through the 2000s, so its homes are largely single-storey and two-storey brick veneer family houses built to the project-home specifications of those years.
Most came with:
- A main bathroom with a bath and separate shower or shower over bath
- An ensuite with a corner shower
- A separate toilet in many single-storey homes
- A laundry off the kitchen or garage
Twenty to thirty years on
These bathrooms are not usually failing structurally. They are simply at the end of their fit-out life:
- Corner showers with framed pivot screens and a shower base
- Tapware cartridges wearing out and dripping
- Grout stained and eroded in the shower
- Silicone blackened or lifting
- Laminate vanities swelling at the base near the waste
- Exhaust fans that vent into the roof space, or none at all
- Tiles to about two metres, with painted plasterboard above
Occasionally a slow leak has begun behind the shower, usually shown by swollen skirting in the next room.
Designing for the family that lives there now
A house bought by a young couple in 1998 may now have three teenagers in it. That changes what the bathrooms need to do.
Main bathroom: a bigger walk-in shower, a bath if there are younger kids, a wider vanity with drawers for each person, full-height tiles and plenty of hooks.
Ensuite: a walk-in shower replacing the corner unit, a double vanity if the wall allows, a recessed mirror cabinet, better lighting at the mirror.
Separate toilet: a new wall-hung basin inside it.
Working with the slab
Most Mount Annan homes are single-storey on a concrete slab. Moving a toilet or shower waste means cutting the slab, which adds cost and noise. In most cases, keeping the waste positions and spending the budget on the room itself gives a better result.
In two-storey homes, the upstairs bathroom sits on a timber floor. Plumbing changes are easier there, but waterproofing needs particular care because a leak goes into the ceiling below.
Climate
Mount Annan summers are hot and winters are colder than the coast, with frosty mornings. Useful additions:
- A heated towel rail or ceiling heater for winter
- An exhaust fan ducted outside, on a run-on timer
- Tiles with a slip rating suitable for wet barefoot areas
Camden Council
Mount Annan is in the Camden Council area. A renovation inside an existing bathroom without structural change is commonly exempt development. If you plan structural work, a new window or other external change, check with Camden Council or a certifier. Some properties near bushland reserves are mapped as bushfire prone land, which mainly affects external work.
Doing more than one room
If both the main bathroom and ensuite need work, pricing them as one project shares trade visits and set-up costs. Most families stagger them so there is always a shower available. The laundry is often added at the same time.
