Money

What will our bathroom cost?

Most main family bathrooms in the area fall between $20,000 and $33,000 as a 2026 guide. Small bathrooms and powder rooms are less; new ensuites and second bathrooms more. The price page sets out each band.

Why won't you quote over the phone?

The biggest price factors — room size, slab or timber floor, plumbing location, asbestos and hidden damage — are only visible on site. The measure is free.

Can we pay in stages?

Yes. Progress payments follow completed stages: demolition and rough-in, waterproofing, tiling and completion. The deposit is capped at 10 per cent.

Is it cheaper to do the bathroom and laundry together?

Usually. Trades, the skip and deliveries are shared.

Our house

We have a 1980s brick veneer home. What will you find?

Often fibre cement sheeting behind the tiles (tested for asbestos), minimal original waterproofing, some water damage to the bottom of the wall frame near the shower, and no ducted exhaust fan.

Our house is on a slab. Can we move the toilet?

Yes, but it means cutting a trench in the slab and re-pouring, which adds cost and time. Keeping the toilet roughly where it is saves money.

Our house has timber floors. Is that easier?

For moving plumbing, yes — pipes run underneath. But timber floors near a leaking shower are often water-damaged and may need repair.

Why do our bathroom tiles keep cracking?

Often house movement on the reactive clay soils common in the area. Rigid grout in corners cracks first. A renovation fixes it with bond breakers, flexible sealant at junctions and movement joints.

Will our hot water system cope with a second bathroom?

Maybe not, if it was sized for one bathroom. We check it at the measure.

Family life

How do we shower during the renovation?

If there is an ensuite, use it. If not, plan ahead — family, a gym, or a portable toilet hire. We give you exact dates.

What makes a bathroom safe for young kids?

Slip-resistant floor tiles, hot water limited to 50°C at the outlets (required for new installations), rounded vanity edges, chemicals stored up high or behind a child latch, and a hand shower for bath time.

What about grandparents visiting?

Ask for blocking in the walls for future grab rails. It costs very little during a renovation. A shower with no hob or step also helps.

What is easiest to keep clean?

Tiles to the ceiling, epoxy grout, a wall-hung or kickboard vanity, a fixed shower panel instead of a framed door, and a toilet that sits close to the wall.

Approvals

Which council are we in?

Campbelltown, Leumeah, Ambarvale, Glen Alpine, Ingleburn and most surrounding suburbs are in Campbelltown City Council. Mount Annan and Gregory Hills are in Camden Council.

Do we need approval to add an ensuite?

Internal changes without structural work are often exempt. Load-bearing walls, new windows and heritage items can need approval. A certifier or council confirms.

Is bushfire a concern for a bathroom renovation?

Some properties near bushland are mapped as bushfire prone land. That mainly affects external work, such as a new window, rather than internal bathroom work. Check with council if you plan external changes.

FAQs

Questions people ask before they commit

How much does a bathroom renovation cost in Campbelltown?

As a 2026 guide: a powder room $9,000–$14,000, a small bathroom $18,000–$28,000, a main family bathroom $20,000–$33,000, an ensuite refit $15,000–$26,000, and a new second bathroom $28,000–$50,000.

Does my house have asbestos?

Homes built or renovated before about 1990 may contain asbestos in wall sheeting, ceilings and some floor coverings. A test before demolition is the only way to know.

Can we add a second bathroom?

Often, using a walk-in robe, part of a large bedroom or an enclosed verandah. It depends on the drainage route, the floor type and hot water capacity.

Which council covers my suburb?

Campbelltown, Leumeah, Ambarvale, Glen Alpine, Ingleburn, Minto and most surrounding suburbs are in Campbelltown City Council. Mount Annan and Gregory Hills are in Camden Council.

Do we need council approval?

A renovation inside an existing bathroom without structural change is commonly exempt development. Adding a bathroom that alters structure, a new window, or work on a heritage item may need approval.

What deposit will we pay?

No more than 10 per cent. For work over $20,000, home building compensation cover must be in place before a deposit is requested.

How long does it take?

Three to four weeks on site for most main bathrooms, longer for new second bathrooms.

Should we keep the bath?

With young children, usually yes. A shower-over-bath with a fixed glass panel is a practical family layout.

Who does the work?

Renovation work is carried out in partnership with Coastal Renovation Group, a licensed NSW builder. Licence and insurance details are provided on request.
