Where the money goes
A bathroom renovation breaks down into three rough parts:
Trades — demolition, plumbing, electrical, waterproofing, tiling, carpentry and cabinet installation. This is the biggest part and does not shrink much for a smaller room.
Materials — tiles, bath, toilet, vanity, tapware, shower screen, lighting, exhaust fan, accessories.
Site and compliance — skip and waste removal, asbestos testing, protection, waterproofing certificate, supervision and cleaning.
What pushes the price up
Moving plumbing on a slab. Relocating a toilet, shower or bath waste on a concrete slab means cutting a trench and re-pouring. It adds days and cost. Keeping fittings in roughly the same place is the biggest single saving available.
Asbestos removal. In homes built before about 1990, testing comes first. If sheeting or floor coverings contain asbestos, licensed removal adds to the job, priced once the test results are known.
Hidden water damage. Rotted wall frames, soft floor sheeting or termite damage behind a leaking shower are repaired before the new bathroom goes in. Common in 1970s and 1980s homes.
Adding a bathroom. New drainage, framing and ventilation, and sometimes a hot water upgrade, cost more than renovating an existing room.
Premium finishes. Large-format or handmade tiles, designer tapware, custom joinery and underfloor heating move a job up its band.
What keeps it down
- Keep the layout and existing waste positions
- Choose mainstream porcelain tiles within a sensible allowance
- Use a quality stock vanity rather than custom joinery
- Lock in selections early, so there are no delays or rush freight
- Combine the bathroom and laundry into one project to share trades
What not to skimp on
Waterproofing. It is the difference between a bathroom that lasts twenty years and one that leaks in five.
Exhaust fan ducted outside. Mould on the ceiling costs more to fix than the fan.
Slip-resistant floor tiles. In a family home, safety comes first.
Tapware from a range with spare parts. A cheap mixer that cannot be repaired gets replaced — along with the tiles around it.
Comparing quotes
When you have more than one quote, check each covers:
- Asbestos testing for older homes
- Full strip-out to frame or slab
- Waterproofing to AS 3740 with a certificate
- Tile allowance per square metre
- Full-height tiling (if wanted)
- Exhaust fan ducted outside
- Named fittings by brand and model
- Skip, waste removal and final clean
- How variations will be priced
A quote that leaves several of these out is usually not the bargain it looks.
Deposits and insurance
The maximum deposit in NSW is 10 per cent. For work over $20,000, home building compensation cover must be in place before a deposit is requested. Ask for the certificate. Progress payments should follow completed stages, not calendar dates.

What is a realistic budget for a family bathroom in Campbelltown?

Why do quotes vary so much?
