Leumeah's housing
Leumeah grew rapidly in the 1970s and 1980s as the Campbelltown area expanded. Most of the suburb is single-storey brick and brick veneer family homes on standard suburban blocks, with some two-storey homes and pockets of villas and townhouses. The railway station and the sports stadium sit at its heart.
That makes Leumeah one of the most consistent housing stocks we work in — and the bathrooms follow a very recognisable pattern.
The Leumeah bathroom, as built
- About 1.8 by 2.5 metres
- A bath with a shower over it, and a curtain or framed screen
- Wall tiles to around 1.5 metres — beige, cream, brown or a pastel
- A laminate vanity with a single basin and cupboard doors
- A separate toilet next door, often with no basin
- A window over the bath
- No exhaust fan
Plenty have had a partial update over the years — new vanity, new tapware, painted tiles — but the structure underneath is original.
What we usually find
Opening up a bathroom this age tends to reveal the same things:
Leaks behind the shower. Grout and silicone have failed over forty years. The wall sheeting behind the shower is often soft, and the timber bottom plate may be rotted.
Fibre cement sheeting. Tested for asbestos before anyone cuts it.
A tired window. The window over the bath has been soaked daily for decades. The frame may be rotted or leaking, and replacing it during the renovation is often sensible.
Galvanised or old copper pipes. Replaced as part of the rough-in.
All of this is predictable, which means it can be allowed for in the quote rather than becoming a mid-job surprise.
Designing for a Leumeah family
Keep the bath. For families with young children it is essential. A new bath with a tiled hob, a fixed glass panel and a hand shower on a rail replaces the curtain arrangement neatly.
Tile to the ceiling. Removes the painted strip above the tiles, which is usually where mould appears first.
Wider vanity with drawers. Often the vanity wall can take something 150 to 300 mm wider than the original.
A basin in the separate toilet. A small wall-hung basin makes the WC far more hygienic, especially with kids.
A ducted exhaust fan. Essential in winter when the window stays shut.
Consider the window. If it sits in the shower, consider moving it higher, reducing its size, or replacing it with a frame suited to a wet area.
The separate toilet question
Some Leumeah owners want to combine the bathroom and separate toilet into one larger room. It creates space for a separate shower and bath in some layouts. The trade-off is losing the ability to use the toilet while someone else showers — a big deal in a house with teenagers. We draw both options.
Adding an ensuite
Many Leumeah homes have a main bedroom large enough to give up a corner, or a walk-in robe that can become an ensuite. On a slab, a trench is cut for drainage. See ensuites and second bathrooms.
Laundries
Leumeah laundries are usually small rooms off the kitchen or back door. If the bathroom is being done, renovating the laundry at the same time shares trades. See laundry renovations.

Are Leumeah homes likely to contain asbestos?
Homes built before about 1990 can contain asbestos, most often in fibre cement sheeting in wet areas and eaves. Much of Leumeah's housing is from that period, so an asbestos test before demolition is standard.
Our Leumeah home has original 1980s tiles. Is the waterproofing still working?
Often only just. Bathrooms of that age relied heavily on grout, and after forty years many showers leak slowly into the wall or floor. Signs include swollen skirting next to the bathroom and hollow-sounding tiles.
Can we add an ensuite to a Leumeah house?
Many Leumeah homes have a walk-in robe or a large main bedroom that can take an ensuite. Whether it works depends on the sewer route and the floor type; we assess both at the measure.
